It is very simple. We are developing a Total Tourism Concept in Costa Rica, where our Resort Ailanto Wellness Resort & Spa is to become a destination for all three types of tourism, Medical, Conventional and Eco.
For that we have created several things.
For Medical: we want to build three clinics, one for Cosmetic and Aesthetic Medicine, one for Cosmetic Dentistry and one for Alternative medicine. We need several people that want to JV the building and operation of the Clinics
For Conventional: Luxury accommodations where you can be pampered Four Seasons style and to be able to use the Spa, Mud baths, thermal waters and all the amenities to simply have the best vacation of your life. We need people that want to participate and own the Hotel with us.
For Eco: Walking trails, Rain Forest, canopy, Flora and Fauna Tours. Horseback riding. For this we need people that can promote tours to our location and we are willing to pay commissions.
To attract the tourists to our location (which by itself it should do because of its beauty and serenity) we have built (and are continuing to build) an Indian Village where we are to perform Meso American (Old Indian) Healing rituals, such as the Fire Dances from the North, Temazcales from Central America and Inca Temple for Yoga from South America. Added to this we will have Yoga perched on trees, Massage Gazebos, 12 Hot and warm thermal water lagoons and much more. We can also use partners here and we are offering shares of the Medical Company that owns this village
To take advantage of the local market, we are building a Churrasqueria (Steak House), Pizzeria, Bakery and Movie house, combined with a Wedding Garden and dancing place. (Don't forget that the Resort is nearly 85 acres.) We need a JV partner or two to manage and operate this.
To accomplish all of these plans, we need to build guest accommodations, and that is where the 25 people are needed.
Banks aren't lending to developers but are lending to buyers, so if we can get 25 people to go along with our program (or to find others who would like to participate) we would go a long way in our development, for that we offer $10K to each person that wants to JV with us and build a 4 Unit Condo Building and to rent it to the guests that wish to stay with us. We have the land paid for and we have NO debt so it is the perfect deal for someone that has an understanding as to how this type of investment works. We would keep 60% of the deal and the JV partner 40%
Since in Costa Rica, Real Estate Lending is NON-RECOURSE, the only people at risk of losing anything is US. The JV partner does not have to put up any cash, just his credit.
We do all the building, management and maintenance, the JV partner can sit back and clip coupons but if she/he wishes can also help us in the development by becoming one of our promoters and sell the Tourism packages in their area.
We are almost done with Phase I and we have the first Bed & Breakfast opening the first of the month.
Don't try to read into it, it is what you see; very simple and very to the point, there is NO HIDDEN Agenda.
A WIN WIN situation, we win because we get to build the resort with the JVs help and the JV wins because not only does he gets paid up front but he continues to receive income and should the deal fail, he walks away.
