Santa Marta land for housing or tourist development

Land 24,8 acres special for tourism or housing development near Pozos Colorados Area, just minutes away from the airport. Located in Santa Marta's Tourist district, at the Troncal del Caribe km 16 ( Coastal highway), with acces 280 meters from the highway. Next to Santa Marta Golf Club, In front of "Balcones de Costa Azul" condominium; Just 1 km from the Airport, 1 km from the Decameron Hotel. The beach is 800 meters away crossing the highway. The land has a wavy topography with a open and nice view to the sea. General Information Total Area: 10,2 hectares ( 24,8 acres) The property is near the Pozos Colorados area, just 3 km away. It is less than 1 km away from the Decameron Resort in an area called "Don Jaca". Location is one of the property's advantages, even it is not located in a beach front. As you can see in the pictures, it's a land to develope. It already has a license from the Curaduria de Santa Marta ( the office who gives construction license) to divide the whole land in 53 lots that goes from 1.000 to 2.000 sq meter. This license was obtained by the owner in 1998, but it can be changed with no problem. I think that in order to get advantage from the sea view, high buildings could be the best option mixed with homes and villas. To have an idea of the kind of projects that are being developed, Just 2 km away a new proyect is under construction Portales del Mar . This is closest to Pozos Colorados, and it's also crossing by the highway. All those links I include here can give you an idea of the zone. If you have the opportunity to visit the area you will notice that there are quite a lot of land available. The problem is that most of this plots have title issues. Not in this case because tittle ownership is completely legalized. Normally title recording in this area has to be carefully studied. In this case, title record is completely legalized and it was issued by the Tribunal Superior de Santa Marta. It also has Municipality license for tourism and housing development. Actually there is a license for a project to divide the land in 53 plots of 1.500 square meters average each one. Anyway that's not a limitation and the land is proper to develop any type of tourism or housing projects. Price COP$2.040'000.000 . COP$20.000 per square meter. Data supply in April 2008.
